1. What the service is

We produce property tours from still photographs that you supply. The finished tour is a marketing asset. It is not a measured survey, a floor plan, an inspection, an appraisal, or an interactive virtual tour.

Four services are offered. Standard prices, with current launch pricing in brackets:

Launch pricing is a 50% introductory discount on the tour tiers while the studio builds its portfolio. It applies to the tiers only — add-on packages are charged at full price — and it may be withdrawn at any time. The price shown at checkout is the price you pay.

Add-on packages — vertical 9:16 cut ($20), music ($10), logo removal ($50) and 24-hour rush ($100) — may be added to any service.

2. AI generation and disclosure

Tours are produced using generative AI. This matters enough to spell out precisely.

What comes from your photographs

The rooms, their layout and relationship to one another, the finishes, fixtures, flooring, cabinetry, appliances, windows and outdoor spaces. If it appears in the tour, it appeared in a photo you sent.

What is generated

The movement between photographs — the walk from the entry into the living space, the turn toward the kitchen, the change in light as you move through a room. Intermediate frames are synthesised rather than filmed, so fine detail during those transitional moments may be softer than in the source stills.

The one exception: Reimaging

Reimaging exists specifically to add furniture and styling to empty rooms, so it does introduce objects that are not physically in the property. It is opt-in, priced separately, and every Reimaging deliverable carries its own clear on-screen disclosure. We will never add staging to another service without you asking for it.

Every delivered tour carries a visible AI-generated mark. If your MLS, brokerage or state board requires particular disclosure wording or placement, tell us and we will match it. The logo-removal package removes the Picture It Tour wordmark only — the AI-generated disclosure always stays.

3. Your rights in the finished tour

On receipt of payment in full, you are granted a perpetual, worldwide, royalty-free, non-exclusive licence to use, reproduce, display, distribute and adapt the delivered files for the marketing of the property they depict. That expressly includes:

There is no expiry date, no per-platform fee, and no cap on views.

4. Our rights

We retain copyright in the tour itself and the right to display it as a work sample — in a portfolio, on this website, on social media, and in proposals to other prospective clients. If you would rather a particular property was not shown publicly, tell us before delivery and it will be excluded. There is no charge for that.

5. Your photographs

By submitting photographs you confirm that you own them or hold a licence permitting their use in derivative marketing material, and that you have any permission required from the property owner. Listing photography is very often licensed to the agent rather than owned outright, so it is worth checking your photographer's agreement before sending a gallery.

You keep all rights in your original photographs. We use them only to produce your tour and retain them for ninety days afterwards in case you request a revision, after which they are deleted.

6. Photo limits

Each service has a photo limit, listed in section 1. The limit is what drives the work involved, so it is a real constraint rather than an upsell. If you send more than the limit we will tell you which images we would keep, and you can either confirm that selection or move up a tier.

The Full Home Tour requires photographs of hallways and the stairway. They are what allow the tour to move between rooms and floors without cutting. They do not need to be attractive photographs; they need to exist.

7. Payment and discounts

8. Revisions

One revision is included free with every order. Additional revisions are $50 each.

A revision means one consolidated set of notes returned in a single message — pacing, room order, music, which shots to cut. Submit it through the revision form on our site using the revision code from your delivery email or your order confirmation number. The more specific you are, the more likely we are to get it right in one pass.

Requests that change the scope — adding rooms that were not in the original photo set, switching properties, or moving up a tier — are new work rather than revisions, and are quoted separately.

9. Turnaround

Standard turnaround is three business days from receipt of both payment and a complete photo set. Weekends and public holidays do not count. Photos received on a Thursday are delivered the following Tuesday.

Rush delivery within 24 hours is available for $100 where capacity allows. If a generation run fails or produces unusable output we will tell you the same day rather than quietly missing the deadline, and if we cannot deliver on time your payment is refunded in full.

10. Accuracy and reliance

The tour depicts the property as it appeared in the photographs supplied. It is not a representation of current condition, dimensions, square footage or boundaries. Nobody should rely on it in place of an in-person viewing, a survey or a professional inspection, and you agree not to present it as such.

You are responsible for ensuring that the way you publish the tour complies with your MLS rules, your state real estate advertising regulations, your brokerage's policies and applicable fair housing law. We will support that with whatever disclosure wording you need, but we cannot advise on it.

11. Limitation of liability

Our total liability in connection with any project is limited to the amount you paid for that project. We are not liable for indirect or consequential losses, including lost sales, lost commission or reputational harm.

12. Cancellation

You may cancel at any time. Before production begins, payment is refunded in full. Once production has begun, the amount paid is retained and nothing further is owed.
